PRE-APPROVALS:
Much is made of the so called “pre-approval process”.
The plain truth is that there exists only one true approval
and that is the one signed by the underwriter who actually
approves the loan. Anything less than that can usually
be written off as a professional "guesstimate" at best
or to a marketing gimmick at the worst. All too often
I have seen problems occur because information was overlooked
by the person doing the pre-qualification only to have
the loan either delayed or declined later following the
application process.
SOLUTION:
The best way to avoid such hassles is to go through the
process of completing an application and submitting the
loan for true underwriting by an underwriter. The loan
file is then complete having verified all information
relative to credit and income. The loan is then subject
only to the property being satisfactory. |
