Listing your property.
Prior to listing your property, an evaluation needs to be conducted to determine the value of the property.  This is done by comparing the closed sales of comparable properties much the same as a property appraiser would evaluate your property.  Some real estate agents will routinely use only data from a single source.  We utilize data from three different  data bases.  Additionally, you the property owner are involved in the ultimate decision of determining the final listing price.

In listing your property, it is placed in the Multiple Listing Service (MLS). Unlike other databases claiming to market real estate properties, The MLS is a private database and is only accessible to member brokers and their sales agents.  It is the main database the real estate community uses and exposes a property to thousands of member agents looking for available properties for prospective clients. 

Studies have shown that in most cases, 94-95% of all property listed is sold by another company other than the listing Realtor.  This has been demonstrated over the years and is still true.  Accordingly, the job of the listing agent is largely in marketing the property to the real estate community along with individual promotion.

 

Property Evaluation
Before we list your property, we perform a property appraisal evaluation to evaluate the true value of your property. This is done by accessing several databases and determining the sales history of comparable properties.  In doing so, we will present you with the necessary data to allow you to make an intelligent decision.  Ultimately, you the seller control the price at which the property is listed and sold.

Promotion.  In listing your property, it is promoted as follows:

MLS. Your property will be listed in the Southern California MLS as
discussed above. Your property will be available to hundreds of  offices with
thousands of agents throughout the Southland.

Internet. Today a large percentage of home shoppers do so from their computer before ever seeing the first property.   Your property will be automatically listed on Realtor.com.  This ensures that your home will be seen by this new and important home buying vehicle.

Flyers. Flyers are circulated among the broker’s offices further promoting the property and creating awareness in the real estate community.

In Home Information Sheet.  An "In Home Information Sheet" is created and placed in your home complete with appropriate photos, floor plan and other important details of your property.  This will provide the visitor, prospective buyer or Realtor with the important details of your property when recalling their visit.  This may seem unimportant, however, think of times when you looked at property and afterwards had difficulty in recalling details of a particular house.  The proper support materials may be just the thing that compels buyers to take another look at your property and ultimately buy it.  It is the silent salesman that leaves with the visitor.
  
Broker’s previews. “ Broker’s previews” are a device used to allow other brokers to view new properties. These are usually held during the week (usually Wednesdays) and serves to showcase your home to other agents and brokers.  This must be done, often more than once, to property promote your "product" to the real estate community.
Open House.  Open houses allow for selling realtors to view your home with potential buyers in the best light.  We encourage sellers to allow us to use this valuable marketing tool often.  These are usually held on weekends from 1-5 PM.
Direct advertising.  On an individual basis we will prepare a marketing program as needed to further expose properties to homebuyers through local newspaper, magazine and direct mail advertising.  Further details are available at the time of your listing appointment.

Your property will be promoted in the same manner as would be performed by the “so called” larger organizations.  In many respects our performance and attention to the entire process surpasses the usual Real Estate Company as we can augment the loan process on behalf of the buyer to ensure the property will close in the specified escrow time period.
