Value analysis called the Market Data Approach.
Similar or comparable properties having similar characteristics are
used to arrive at a fair market value of a given property. (Thus the
term comps.) Adjustments are made to the value of the subject property
(up or down) based upon such things as condition, upgrades, position
in the development view, and other identifiable factors. |
